It takes strong evidence of actual high crimes AND a political landscape in favor of such impeachment. Neither is there as of now. As for the first: it is investigated by Mr. Mueller and takes time. As for the second: Not before the Midterm elections. You see, the top Democrats do not talk about impeaching Trump now because they do not WANT to impeach him now. For one, he was duly elected and you have to be careful to act against the electorate. That’s a very political argument but that short after an election it may make the Democrats - losers of the elections - illegitimate to topple the president.
And, two, they prefer a “showman-achieves-little” Trump over the professional politician and aggressively conservative “President Pence”.

Probably, a Democratic takeover of the House of Representatives. Trump already has enough high crimes and misdemeanors under his belt, and there is no reason to believe he won’t accrue more at the same rate in the next 16 months.
A conviction, however, is a different story. That would require a Senate majority, and all indications are there will remain a GOP majority for the rest of Trump’s term.
As much as many Republicans loathe Trump, they loathe impeaching a member of the GOP even more. After all, their loyalties are to the Republican Party first, and only secondly to the U.S. Constitution and its people.
That being said, I wouldn’t rule impeachment out. Trump’s misconduct is pretty egregious even by Republican standards, and Pence is more palatable to a wider range of Republicans.
And, of course, there are other options. Trump is an old man who does not take stress or criticism well. His physician may have said he’s the healthiest person to ever run for office, but all that accomplished was to destroy said physician’s credibility. There is an excellent chance he will have a stroke, heart attack, or other disabling illness in the near future.
And Trump has a growing list of enemies. Someone might do something to ‘help things along’.

First, find some actual evidence of actual crimes that he has committed. I have yet to see any hard evidence of Trump himself colluding with the Russians during the elections, and since that’s the only thing that you people have, you should really work on that.
You can not impeach him because he says mean things or because he’s supposedly racist. And as long as he’s not under oath, it would not be at all illegal for him to lie his ass off.
Sorry but he’s here to stay.

The number one thing it will take to impeach Trump is a Republican Congress willing to put country before party and have the House vote to impeach him and the Senate convict him. I’m not holding my breath waiting for that to happen.
